Monarch Investment is seeking a Regional Property Manager to run several teams in the Columbus, Ohio area. The Regional Property Manager is responsible for all operational aspects of an assigned portfolio that may range from 4:8 properties depending on the property size and complexity. The position directs and coordinates all activities of the properties in their portfolio to ensure that operational and investor objectives are achieved.
Job Duties and Responsibilities
-Manages the operational and financial responsibilities of a 6:8 property Region, 1,800+ units.
-Operates within financial guidelines
-Makes strategic changes to increase income, decrease expenses and grow net operating income.
-Complete thorough reviews of weekly, monthly and quarterly operating and financial reports.
-Ensure that properties operate within local, state and federal laws including OSHA, Fair Housing and landlord/tenant regulations.
-Reinforce company values in all property operations
-Assist Property Managers in resolving employee issues concerning performance evaluations, disciplinary actions or other basic employee management issues.
-Travel throughout region is required.
-Ensure adherence to all Monarch policies and procedures
-Work with Asset Manager and Analyst to create and evaluate performance goals, property budgets, capital needs and projects.
Supervisory Responsibilities
-Hire, manage, train, coach and terminate when necessary all Property Managers within the assigned region.
-Participates in hiring and screening of onsite staff including but not limited to Assistant Property Manager, Leasing Agents, Maintenance Supervisor, Maintenance Technicians, Housekeepers, Groundskeepers, Pool attendants and related contract employees to assist in essential job duties and responsibilities.
Skills and Experience
-Have related formal training, certification/s, degree or equivalent
-Minimum of 5 years experience in Multi:Family Housing as a Regional Property Manager or equivalent
-Must be able to thoroughly understand the financial aspects of running a portfolio
-Must have excellent computer skills and have industry software experience. Yardi preferred
-Ability to problem solve, make decisions and lead a team
-Possess knowledge of competitive properties and market knowledge
