Peak Property Group, a private real estate investment firm based in Columbus, Ohio, is currently seeking energetic, entrepreneurial, results oriented Regional Property Managers, 1) Conventional Housing and 2) Student Housing with a competitive spirit to join our growing team. This position is based out of our corporate office in Columbus, OH and requires approximately 75 travel.
JOB PROFILE
Reporting to the Director of Property Management, the Regional Property Manager is responsible for overseeing all aspects of a portfolio of assigned properties. The Regional Property Manager will work closely with senior management, property owners, investors, asset managers, internal departments including marketing and accounting, and on:site teams to ensure each property performs at a high:level consistent with or exceeding owner and investor expectations.
CORE FUNCTIONS OF POSITION
* Effectively lead geographically dispersed teams of property management professionals to operate a portfolio of assigned properties in accordance with Peak Property Groups operating policies, safety standards and maintenance expectations. Portfolio size will vary based on experience and nature of assignments.
* Complete regular site visits to each property in assigned portfolio to engage with the site teams, complete quarterly audits, recommend maintenance and capital improvements, tour the market, and develop relationships with the universities we serve.
* Successfully recruit, train, and develop high:performing associates in all site level roles to maximize the performance of our sites and develop the future leaders of our company.
* Provide performance coaching to under:performing site associates, initiate disciplinary action, and complete approved terminations as necessary.
* Work directly with Property Managers to prepare aggressively achievable site budgets that meet or exceed the goals of the owner/investor.
* Manage the financial performance of each property to ensure compliance with the approved budget, produce accurate financial reports, and provide advance notification of anticipated out of budget expenses.
* Review and approve property invoices, resident refunds, leasing commissions, and monitor the use of credit cards issued to on:site associates.
* Develop and implement a unique marketing plan for each property with the assistance of the marketing department and on:site team.
* Evaluate the effectiveness of our marketing efforts at each site on an ongoing basis and proactively make necessary changes based on current market conditions.
* Keep the Director of Property Management apprised in a timely manner of property issues, events, and/or owner concerns.
* Continuously evaluate and communicate suggestions for improving site and/or corporate operations and participate in the discussion and decision:making process of enacting positive change.
* Complete performance evaluations for all Property Managers and review and approve evaluations of site associates completed by the Property Manager.
* Coordinate all construction and rehabilitation projects including planning, vendor engagement and bidding, progress inspections, timeline (scheduling) and approval of completed projects.
* Prepare and submit expense reports related to travel and portfolio expenses and provide copies of receipts in a timely manner.
* Ensure sites are prepared for hazardous weather situations including but not limited to: snow and ice removal, fires, floods, hurricanes/severe storms, freezes, downed trees, etc. in order to minimize damage to the property.
